Why Hawaii is different

Hawaii isn't the mainland with palm trees.

Hawaii runs on the Condominium Property Act, HRS 514B — a framework all its own, unlike California's Davis-Stirling or Florida's Chapter 718. Templates written for another state quietly miss what Hawaii requires:

Act 62 reserves (HRS 514B-148) — an independent reserve study every three years, with minimum 50% (or 100% cash-flow) funding on a 30-year horizon. Reserves can't simply be waived.

Board eligibility (HRS 514B-107) — directors must be owners; no tenants, resident managers, or condo employees. A common way mainland templates go wrong.

72-hour open meetings & recorded votes (HRS 514B-125/126) — board meeting agendas posted 72 hours ahead, and each director's vote recorded in the minutes.
